Aster & Links Update (As of Q3 2023)

Project Overview

Aster & Links located at 1991 Main Street, Sarasota, Florida is a 5.13-acre site being developed into two 10 story buildings with over 900 garage and surface-level parking spaces. Aster & Links will feature 424-apartments including 1-4 bedroom apartments including townhome-style penthouse apartments with approximately 51,000 square feet of retail space located on the first level. Amenities at Aster & Links will include clubrooms, fitness rooms, center courtyards with heated saltwater pools and roof top amenities including community room and a private dining area for private events as well as outdoor grills and seating. In addition, each building will have its own leasing office located at the entry lobby.

Location Overview

Aster & Links is located within the historic downtown Sarasota at the intersection of Main Street and Links Avenue and is located in a high foot traffic area next to a number of popular retail establishments.

Aster Update

Construction is progressing well, with all concrete work completed and the tower crane removed. The retail space is progressing, and the amenity area storefront is mostly complete with framing progressing well. In the public areas, MEP, retail smoke exhaust, and elevator installations have been completed.

Courtyard waterproofing is underway, with soil placement in planters and mudset paver preparation underway as well. Unit finishes are also progressing well, with drywall, kitchen islands, cabinets, counters, entry doors, tile, flooring, and unit light fixtures all being installed. Framing, MEP rough, and sprinkler work are also ongoing on higher levels.

The roof is substantially complete in the southwest section and progressing in the northeast section. Exterior work is also progressing, with stucco balconies finished through level 8 and flat work underway on levels 2 through 6. The painting will follow the stucco application, and window installation is ongoing at level 10.

Links Update

Concrete placement in Building 2 is complete through level 10. The slab on grade for the surface parking below the building is 50% complete. On the lower levels (2-3), framing, MEP rough, and drywall inspections are underway. The framing layout is progressing on higher levels, and life safety work is also in progress on higher levels. Masonry work continues as planned.

Grocery Store Development: The Construction Manager (CM) agreement for the grocery store has been finalized and executed. The building permit application for fit-out has been submitted to the city. Underground MEP work has been installed, and overhead work is ongoing.

Parking garage renovations are progressing well, with upgrades to the fire pump room, elevator modernization, light fixture installation, and expansion joint repairs ongoing. Exterior framing for Stairs 4 and 5 is also underway.
